What is a Market Report?
A market report is an ever-changing and detailed report about the local real estate market. Our reports contain information to help give you a look at not only what homes have sold for in any given period - but also the number of homes currently on the market.
We have also prepared a detailed list of important numbers and links that will come in handy during your move to the Nashville area. Included are links to schools, drivers license information, entertainment, sports and various city websites.
What is a Seller's Market?
A Seller's Market simply benefits the home sellers, and they can usually get a higher price in this market. Here are some signs of a seller's market:
- Homes are selling faster than you can see them
- Home prices are going up
- Low inventory
- An Absorption Rate between 1-4
What is a Buyer's Market?
It's just the opposite. Buyers will have more home choices available and can usually buy them for less money. There are more homes on the market than buyers. Here are some signs of a buyer's market:
- Homes are selling more slowly
- Home prices are coming down
- More than 6 months of inventory available
- An Absorption Rate above 7+
